Published fees. No surprises.

We publish our fees because transparency is the point. You should be able to weigh the cost of representation against the value of it before you ever speak to us. Every figure below includes GST and is confirmed in a written Buyers Advocacy Agreement.

Tier one

Full Buyers Advocacy

The complete engagement, from first conversation to settlement. Suitable for buyers who want the search, the analysis, the negotiation and the coordination handled.

What is included

  • Initial consultation and documented buyer brief
  • Full property search — on-market, pre-market and off-market
  • Weekly agent canvassing across the target area
  • Inspections conducted on your behalf, with written feedback
  • Shortlisting with reasoning, including properties ruled out
  • Comparable sales analysis and independent value assessment
  • Coordination of building and pest inspections
  • Strata report review coordination where applicable
  • Planning, zoning, flood, bushfire and easement checks
  • Price and terms strategy
  • Negotiation with the selling agent, or bidding at auction on your behalf
  • Coordination with your solicitor or conveyancer through to contract review
  • Pre-settlement inspection and post-exchange support to settlement

Fee

For properties up to $1.5M, a flat fee regardless of what you ultimately pay. Above $1.5M, a percentage reflecting the additional depth, discretion and complexity involved.

Third-party costs. Building and pest inspections, strata report fees, legal and conveyancing fees, valuations, stamp duty and government charges are payable by you directly to those providers. We coordinate them; we do not mark them up and we receive nothing from them.
Tier two

Negotiation & Auction Bidding Only

For buyers who have already found the property and want professional representation for the stage that actually determines the price.

What is included

  • Comparable sales analysis for the specific property
  • An independent view on fair value and your walk-away number
  • Method-of-sale strategy — private treaty, EOI or auction
  • Direct negotiation with the selling agent on price and terms
  • Registered bidding at auction on your behalf, in person or by phone
  • Debrief and next-step advice if the property is not secured
If we do not secure it. Auction and negotiation outcomes are never guaranteed. Where an engagement covers a single property and it is not secured, the arrangements for carrying the engagement over to a further property are set out in the agreement before you sign.

Fee

A flat fee, whatever the property sells for. On a typical Sydney auction, a single successful bid increment held back covers a meaningful share of it.

Tier three

Property Appraisal & Due Diligence Report

An independent, written assessment of a specific property before you make an offer — for buyers who are confident negotiating but want an expert read on value and risk.

What is included

  • Written assessment of the property's market value
  • Recent comparable sales, with commentary on why each is or is not comparable
  • Coordination of building and pest inspections
  • Risk assessment — structural, planning, environmental and resale
  • A recommended offer range and maximum

Fee

A fixed fee per property. Frequently the cheapest insurance available on a seven-figure decision.

How and when fees are paid. Fees are payable on engagement (as a retainer) and/or at settlement, as agreed in the Buyers Advocacy Agreement. For the flat-fee tiers the amount is entirely independent of the purchase price — Cross Consulting has no incentive to spend more of your money. We accept no referral commissions from selling agents, brokers, developers, inspectors or any other party.
