The process

Six stages. No mystery.

A buyers advocacy engagement should feel structured, not improvised. Here is exactly what happens, in what order, and what we need from you at each point.

Discovery consultation

A no-obligation conversation about what you are trying to buy, why, and what you can commit. We tell you honestly whether we can add value — and if we cannot, we say so.

02

Buyer brief & strategy

We document the brief in writing: locations, property type, non-negotiables, budget ceiling, and the acquisition strategy. This is the document every later decision is measured against.

Week 1
03

Search & shortlist

On-market, pre-market and off-market. We contact agents across the target area weekly, inspect on your behalf, and bring you a shortlist with reasons — including the ones we ruled out and why.

04

Due diligence

Comparable sales analysis to establish real value, plus coordination of building and pest inspections, strata report review, planning and zoning checks, and flood, bushfire and easement considerations.

05

Negotiation or auction

We set the price strategy, then execute it — negotiating terms and price with the selling agent, or bidding on your behalf at auction so you never have to raise your own hand.

Weeks 4–6
06

Exchange to settlement

We coordinate with your solicitor or conveyancer and broker through exchange, manage the pre-settlement inspection, and stay available until the keys are in your hand.

Typical duration. We target an average of 60 days from signed engagement to exchange — roughly three to four weeks of search, one to two weeks of negotiation or auction campaign, and one to two weeks to contract. That is a target, not a promise. A narrow brief in a scarce market takes longer, and we will not compress the timeline by recommending the wrong property.

  • An honest budget ceiling — the real one, not the comfortable one
  • A solicitor or conveyancer engaged and ready to review contracts quickly
  • Availability for a second inspection on shortlisted properties, where practical
  • Prompt decisions when a property matches the brief — good stock does not wait
