Cross Consulting is a boutique buyers advocacy firm led by Samantha Cross, a licensed real estate agent. We search, assess, negotiate and bid — exclusively on behalf of buyers, for a fee agreed in writing before we start.

Dual-state coverage

Licensed to act in both New South Wales and Queensland — so a Sydney buyer looking at Brisbane, or a Queensland investor buying in regional NSW, deals with one advocate, not a referral chain.

We never list or sell property. There are no vendor relationships, no sales appointments to protect and no referral commissions. Our only obligation is to you.

Years of agent relationships across NSW and QLD mean we routinely see stock before it is advertised, and sometimes stock that is never advertised at all.

As a licensed real estate agent, Samantha negotiates against selling agents for a living — private treaty, expressions of interest, or bidding for you on auction day.

Most engagements run from signing to exchange in around 60 days, though the market and your brief will move that either way.

Discovery consultation

A no-obligation conversation about what you are trying to buy, why, and what you can commit. We tell you honestly whether we can add value — and if we cannot, we say so.

Buyer brief & strategy

We document the brief in writing: locations, property type, non-negotiables, budget ceiling, and the acquisition strategy. This is the document every later decision is measured against.

Search & shortlist

On-market, pre-market and off-market. We contact agents across the target area weekly, inspect on your behalf, and bring you a shortlist with reasons — including the ones we ruled out and why.

Two states, one advocate

Roughly half of Australian buyers who use an advocate are buying outside the city they live in. Being licensed in both NSW and Queensland means a cross-border purchase does not have to be handed to a third party.
