Full Buyers Advocacy
End-to-end representation for properties up to $1.5M. Brief, search, shortlist, due diligence, negotiation or auction bidding, and support through to settlement.
Cross Consulting is a boutique buyers advocacy firm led by Samantha Cross, a licensed real estate agent. We search, assess, negotiate and bid — exclusively on behalf of buyers, for a fee agreed in writing before we start.
Every selling agent you meet is contractually obliged to act for the vendor. The campaign, the price guide, the auction, the "another party is interested" phone call — all of it is a system built to extract the highest possible price from you.
Buying without representation is not just a time problem. It is an information problem, a discipline problem, and — in the last ten minutes of a negotiation — an emotion problem.
“A buyers advocate is the only licensed professional in the transaction whose duty runs to the purchaser.”
Three tiers, so you can bring us in where the value is greatest for you. Every fee is fixed and confirmed in a written Buyers Advocacy Agreement before any work begins.
End-to-end representation for properties up to $1.5M. Brief, search, shortlist, due diligence, negotiation or auction bidding, and support through to settlement.
The same end-to-end service for higher-value acquisitions, where scarcity, off-market access and negotiation leverage matter most.
You have found the property. We step in for the part that decides the price — the negotiation table or the auction floor.
An independent written view on value, comparable sales and risk before you make an offer. No emotion, no vendor spin.
Larger agencies scale by adding staff between you and the decision-maker. We scale by being selective about how many clients we take at once.
Licensed to act in both New South Wales and Queensland — so a Sydney buyer looking at Brisbane, or a Queensland investor buying in regional NSW, deals with one advocate, not a referral chain.
We never list or sell property. There are no vendor relationships, no sales appointments to protect and no referral commissions. Our only obligation is to you.
Samantha Cross is personally involved in every engagement. You are not handed to a junior after the sales meeting — the person you meet is the person who inspects, calls and negotiates.
You know the full cost before you sign. Because the fee is fixed, we have no financial incentive to spend more of your money — our interests point in the same direction as yours.
Years of agent relationships across NSW and QLD mean we routinely see stock before it is advertised, and sometimes stock that is never advertised at all.
As a licensed real estate agent, Samantha negotiates against selling agents for a living — private treaty, expressions of interest, or bidding for you on auction day.
Most engagements run from signing to exchange in around 60 days, though the market and your brief will move that either way.
A no-obligation conversation about what you are trying to buy, why, and what you can commit. We tell you honestly whether we can add value — and if we cannot, we say so.
Week 0 · complimentaryWe document the brief in writing: locations, property type, non-negotiables, budget ceiling, and the acquisition strategy. This is the document every later decision is measured against.
Week 1On-market, pre-market and off-market. We contact agents across the target area weekly, inspect on your behalf, and bring you a shortlist with reasons — including the ones we ruled out and why.
Weeks 1–4Roughly half of Australian buyers who use an advocate are buying outside the city they live in. Being licensed in both NSW and Queensland means a cross-border purchase does not have to be handed to a third party.
Sydney metropolitan, the growth corridors, and the major regional markets.
Brisbane and the South East Queensland growth belt, coast to hinterland.
The first consultation is complimentary and carries no obligation. If we do not think we can add more value than we cost, we will tell you.
